An under-slab drain-line leak
These are the waste lines below the slab. They aren't under pressure, so they leak more slowly and quietly — usually found by sending a video camera down the line. Different cause, same principle: water ending up where it shouldn't, beneath the floor.

A slab leak almost always leaves clues before it becomes a real problem. Here's what to watch for — plus a simple test you can do yourself in about five minutes.
The sound of water when everything's off
A faint hiss or rush inside a wall or under the floor, when no tap, toilet, or appliance is running, is one of the most reliable early signs.
A water bill that jumped for no reason
An unexplained climb in usage, with no change in habits to explain it, often means water is escaping somewhere you can't see. Pair it with the meter test below.
Warm or hot spots on the floor
A patch of floor that's warm underfoot — often noticed barefoot on tile — is the classic sign of a hot-water line leaking under the slab.
Cracks, damp floors, or a musty smell
Cracks in tile, flooring, or drywall as the wet soil shifts; carpet that's damp with no spill; warped flooring; or a mildew smell at the base of a wall — all point to moisture under the slab.
The five-minute meter test
Want to check before you call? Turn off every water fixture and appliance in the house, then look at your water meter — many have a small low-flow indicator, a little dial or triangle. If it's still moving with everything off, water is escaping somewhere. It's the same before-and-after check the EPA recommends, and it's the most useful five minutes you can spend.

Why slab leaks happen in Peoria
Slab leaks are disproportionately an Arizona problem, and it comes down to four things working together: how the homes are built, the ground they sit on, the water that runs through them, and the age of the pipe. The City of Peoria reports its tap water at about 13 grains per gallon from the Greenway plant and 17 from Pyramid Peak (wells run 2 to 8) — "very hard" by any measure.
Homes built on a single concrete slab
Across the Valley, homes sit on a slab poured right on the ground — no basement, no crawlspace — because the desert's frost line is shallow (the City of Phoenix notes freezing temps are brief here). It's a sound way to build, but it means the water and drain lines run under or through the concrete: hidden, and reachable only by opening the slab.
Ground that swells and shrinks
The Arizona Geological Survey documents the Valley's expansive clay soils: add water in a monsoon storm and the clay swells to many times its volume, then shrinks as it dries. AZGS lists ruptured pipelines and cracked floor slabs among the results — and notes expansive soils cause more home damage nationwide than floods, tornadoes, and hurricanes combined. Caliche, the cement-like hardpan common in southern Arizona soils (University of Arizona Extension), adds uneven support on top of that.
Very hard water that's hard on copper
At 13 to 17 grains per gallon, Peoria's water sits well above the USGS "very hard" threshold, and hard water contributes to the internal pitting that becomes pinhole leaks in copper. The surface water is also chloraminated, and the CDC notes plainly that chloramine can change the water's chemistry in ways that affect copper pipes.
Older homes on original copper
Much of central Peoria — the 85345 core — was built primarily in the 1970s (U.S. Census data). Copper supply lines don't last forever, and 1970s copper carrying very hard, chloraminated water through shrink-swell soil puts a lot of older Peoria homes right in the window where slab leaks start to show up.
And the monsoon ties it together: the National Weather Service runs Arizona's season from June 15 to September 30, when roughly half the year's rain falls in sudden bursts. Long-dry ground can't soak it up fast, so the soil swells quickly — an accelerant on everything above, not a cause on its own.

There's usually more than one honest way to fix a slab leak, and the right one depends on the pipe's age and condition, your flooring, and whether it has leaked before. Here are the real options and the genuine tradeoffs — no upsell.
Spot repair
Open the slab right at the leak and fix that section. It's the fastest route when a single leak is precisely located — but it's invasive (it opens the floor), it fixes only that one spot, and it does nothing for pipe that's aging everywhere else.
Reroute or repipe
Abandon the under-slab line and run new piping through walls, ceiling, or attic. It's the most future-proof fix — it moves vulnerable lines somewhere reachable and avoids breaking the floor — at the cost of some wall or ceiling patching. The right call for old copper that's already leaked more than once, where the lasting fix is a whole-home repipe.
Epoxy pipe lining
A trenchless option that cures a new lining inside the existing pipe to seal pinholes — minimally disruptive, but only when the host pipe is otherwise sound and the right diameter. Not for badly deteriorated pipe.
Tunneling under the slab
Reach the pipe from below by tunneling in from outside, leaving your floors intact. It's preferred for finished or high-end flooring and is often the approach on post-tension slabs — more specialized, and a bit more time.
Why a post-tension slab is never jackhammered blind
Many Arizona homes are built on post-tension slabs — concrete with steel cables held under tension inside it — specifically to handle our expansive soils (the City of Phoenix requires a geotechnical study to design them). Those cables must never be cut blindly; striking one is dangerous and costly. How to lower the odds of a slab leak
You can't change your soil, but you can take real pressure off your pipes. A few measures genuinely help — especially on older homes.
- Keep your water pressure in check. Code calls for a pressure-reducing valve once static pressure passes 80 psi; normal is closer to 45 to 65. Too much pressure stresses every joint and line in the house, and a plumber can test yours in minutes.
- Soften and treat the water. Because Peoria's water is very hard and chloraminated, softening or treatment reduces the mineral and chemical drivers of internal copper corrosion over time. It won't undo existing wear, but it slows what's coming.
- Watch the bill and run the meter test. Your water bill and the no-use meter check are the cheapest early-warning system there is. A surprise jump is always worth a five-minute look.
